Renting Information - What renters need to prepare!




Prequalification:
  • Download Your Equifax Credit Report.
  • Request For Letter of Employment. It takes time for your HR to prepare.

Signing Agreement to Lease:
  • Standard Lease Agreement (Offer) provided by Ontario Real Estate Association(OREA) to be prepared by your Realtor.
  • Fill out OREA Rental Application Form per applicant. (Mandatory) 
  •  Within 24 hours  upon acceptance of offer, Tenant prepares a "money order/bank draft/certified cheque" payable to Listing Brokerage specified in the Lease agreement.
  • Tenants is responsible for booking elevator with property management office and change utilities ownership from landlord to tenants.

Move-in Date:
  • Tenants provide 10 post-dated cheques and/or refundable key deposit payable to landlord.
    • Tenants provide tenants insurance statement.
      • Landlords provide keys to tenants.

The 2011 rent increase guideline is 0.7 percent.

HST Rebate for New Homes



  • HST does not apply to resale transaction of residential property; it does apply to commercial or store plus apartment unit.
  • HST for new home: two portions: rebate portion and non-rebate portion. Builders normally include the full amount of HST in the purchase price. If buyer is for personal use, then there will be no issue of HST on closing; (there will be no rebate of HST to buyer);
  • If the buyer is buying for investment, then on closing date he should inform the builder that he is an investor, he will pay the rebate portion HST to the builder. (The buyer needs to make oath in front of his lawyer for this if he is buying for personal living). If he is buying for rental purpose, with one year lease agreement and original statement adjustment on closing, he can apply to CRA and ask for rebate of the paid HST; within 3-4 month he can get the rebate from CRA.
  • If the buyer lies to the lawyer/builder on closing, then the builder will have difficult to get the rebate from CRA. Then the CRA will ask the buyer to provide proof that he lived inside the unit.

Price greater than $400,000, there is no rebate on the price portion of over $400,000.

House price = $300,000,
GST rebate = $300,000 X 5% X 36% = $5,400,
PST Rebate = $300,000X 8% X 75% = $18,000, total =23400

GTA Real Estate Newsletter

April 2013

In February 2013, 5859 homes were wold in GTA, a strong month of sales for the members of the Toronto Real Estate Board. 73% of the 5759 homes sold were between $200k and $600k. It signals that there are still affordable properties in the GTA and many first time buyers are buying and taking advantage of the low interest rates. More than 300 homes were sold over $1 million with 50 of them selling over $2 million! Combined with the average home selling in 28 days, bidding wars for good properties and several winter storms, it looks like 2013 will be another busy year for sales in the GTA.

The average price fora house rose in February to $510 580, slightly higher than the close of 2012's $497 186, and it's a good indication that price will have a modest upward trend signaling a healthy real estate market.

As the weather changes in April, more buyers will hit the streets and we should see more transactions and activities. If you are considering buying in 2013, do it as soon as possible to avoid the spring rush.
